Finding your new home can be very time consuming so it is a good idea to have as many people helping you as possible. You can wander around estate agent offices, you can look in the comfort of your home at the internet, or you can register on our mailing list and let us do all the hard work and bring the information to you.
Register on as many mailing lists as possible. We update our prospective purchasers as and when properties come onto the market and send out fortnightly updates of new instructions, price changes and properties now under offer.
Our website is updated daily. Property details are uploaded once the details have been approved by the sellers.
All viewings are arranged via the office. We will contact the seller and arrange a mutually convenient appointment for you to visit the property. As far as possible this is done within 24 hours of your enquiry.
After viewing a property that you like and wish to proceed with, place a note of interest with the office. We will note your details and inform you of any progress, giving you a chance to arrange finances etc prior to submitting an offer. You will need to instruct a solicitor to submit an offer on your behalf.
If you are interested in a property that has a closing date, inform the office as soon as possible. Your offer must be received at or before the closing date and will be taken to the seller for consideration along with the other offer(s). The best advice at a closing date is to offer what the property is worth to you - within reason.
Once an offer has been verbally agreed, the offer is passed to our client’s solicitor for processing.
The solicitors on both sides will work closely with each other to ensure that the missives are concluded as pain free as possible. Once missives have been concluded, it is very hard for either party to pull out of the bargain.
